MYFOXNY.COM - With office space tight and pricey in New York City its no wonder entrepreneurs often struggle to find a location from where to run their business.

While some opt for working from home, others are turning to a new concept.

The company behind the idea is Sunshine Suites.

NY Money Authority reporter Lisa Murphy checked out the digs at 123 Desbrosses Street in Manhattan.

Cheni Yerushalmi, managing partner and co-founder of Sunshine Realty Management, describes the business as one part Club Med, one part business school.

"A large amount of companies have started here and grew out of Sunshine. We call them graduates and they refer us business," said Yerushalmi.

Rates start at $275/month. Occupants are entitled to a desk, secure Internet access, a receptionist on duty during business hours, access to conference rooms, copiers, scanners and fax machines.

There is also an internal social networking site where "Shiners" can swap advice and ideas throughout the day.
